Development of a Model of Real Estate Business with Offer of Studio Apartments

This report approaches the development of a real estate development business model for the company Rossiplan, during the implementation of an entrepreneurial initiative offering studio apartments, in the Lapa, neighborhood of the city of São Paulo. An applied scientific methodology was used, with clearly defined steps, to guarantee its consistency and validity. Notwithstanding the fact that the project is in progress, without having been completed until the end of this report, the experience of using a concrete situation was fundamental for the development of the business model, helping to think about the company’s development in a strategic and long-term way. The innovation of the work is in the way the real estate development can be carried out, with the participation of the property owners, the partners, the company, focusing on meeting the clients' needs, generating synergy and productivity. By treating the landowners as participants in the development of the enterprise, it enabled them to receive technical and business viability information to them, making them confident about the results to be obtained, encouraging them to start new ventures, and motivating other landowners to undertake it as well. The complexity of the work lies in the high risks and difficulties in adjusting the interests of the different stakeholders, to create value for each one of them. On this, time is a crucial element, as postponements of deadlines lead to unnecessary costs and expenses. Finally, the most important lesson is to try to understand what the customer actually wants.
